An internationally recognised property management company with a reputation for a professional and high class approach to the day-to-day running and maintenance of many developments throughout the world. CB Richard Ellis was the first international real estate consultant firm to be established in Bangkok. Opened in June 1988, they have grown to be the market leader and largest property services provider in Thailand. With our continued expansion, a Phuket office was opened in 2004.

Estate Management

We are confident that our owners are in good hands and CBRE provides a comprehensive range of services for all aspects of management of the estate. Located on site, with a full compliment of full-time staff the management company are available to ensure that each development is properly managed, well-maintained and secure. The range of services is extensive and we are confident that we offer one of the best management facilities in Phuket.

From the time of handover of your property CBRE will work with you to ensure that all the services and maintenance you need are available and provided with a high level of professionalism and efficiency. In addition, CBRE are responsible for the running and upkeep of the common areas (such as roads, lighting, common pools, landscaping and security). The following list highlights some of the main areas of responsibility covered under the estate management contract:

  • Common Area Maintenance such as gardening, road and path maintenance and cleaning.
  • Common Area Lighting.
  • Common Pool Maintenance/Cleaning
  • 24 hour Guard/Security
  • Pest Control
  • Garbage Collection
  • Utility charges for Common Areas (lighting, power, telephone)
  • Management Office Staff and running costs
  • Accounting and Audit Fees and Taxation
  • Building Insurance
  • Mail Delivery
  • Maintenance of all common systems such as pumps, generator and TV distribution system
  • Establishing and implementing Estate Rules and Regulations
  • Convening Owners Meetings

The Common Area Fee to cover the provision of this extensive range of services is payable by each owner on a six-monthly basis.

Property Management

In addition to the extensive range of services provided under the common area management (CAM) fee, CB Richard Ellis also offer a comprehensive selection of property management and maintenance services to owners Tawan Properties developments.

For villa owners, your private garden and pool will be regularly maintained through the standard estate management service – at no extra cost. The swimming pools on the penthouses also fall under this scheme and owner’s pools will be regularly looked after.

Should you wish to take advantage of a further range of property management services, CBRE will be pleased to discuss your individual requirements. For non-resident owners this is a particularly useful service, knowing that your property will be cared for whilst you are travelling or in your home country. From a limited weekly check and report service though to comprehensive maintenance, CBRE will provide a service to meet your needs and budget.

CBRE have full-time technical staff based on-site and can contract with external companies to provide any other property-related service you may require.

Rentals

Many owners of Tawan Properties homes look to rental return as one of the key factors influencing their purchase. Due to the location, design and quality of the finished product, a Tawan Properties investment offers high yields and satisfied tenants. Owners are free to market their property for rental though any agency of their choice, of which there are a number to choose from in Phuket, plus many more outside the island.
